An outlook on real estate scenario in Bangladesh

A secure environment, well-maintained surroundings, and proximity to key locations are now essential considerations in real estate development. The sector is shifting towards sustainable, smart, and multifunctional living spaces, with developers integrating green features, smart home technologies, and versatile layouts into their projects. This evolution reflects a growing commitment to meeting customer preferences while also addressing environmental concerns.
Luxury apartments today come equipped with landscaped gardens, infinity pools, fully equipped gyms, home automation systems, imported fittings, and advanced security services, catering to modern lifestyle demands.
Sustainable building practices
The increasing impact of climate change has heightened the demand for eco-friendly solutions, making both buyers and developers more environmentally conscious. Real estate companies are now actively promoting carbon footprint reduction, which not only benefits the environment but also lowers long-term operational costs. Moreover, green building certifications are becoming increasingly important in securing green financing.
Sustainability is now a major focus in the real estate industry. The Bangladesh National Building Code (BNBC) mandates energy efficiency and sustainability measures such as thermal insulation, solar water heating, rainwater harvesting, waste management, and green building rating systems. Many developers are already incorporating sustainable solutions like AAC bricks, solar power, and green vertical landscapes into their projects.
"Our mission is to create high-quality, eco-friendly living spaces that enhance family life. We prioritize green spaces, energy efficiency, and thoughtful design in every project, building communities that are both modern and sustainable for future generations," said Dr. Md. Ali Afzal, Managing Director of Krishibid Group. Besides its presence in the agro-industry, Krishibid Group Real Estate, along with Glorious Lands & Developments Ltd. and Krishibid Properties Ltd., is committed to offering sustainable housing and land solutions.
Innovative features such as low-energy glass, cross-ventilation for natural airflow, and solar power systems are being integrated into modern real estate projects. Currently, solar power accounts for 10% of Rancon's total energy consumption, with plans to increase this to 20%. The company is also implementing rainwater harvesting systems and water treatment plants in each project to improve resource efficiency.
"From the initial design stage, we focus on maximizing natural light, enhancing cross-ventilation, and ensuring energy efficiency to foster healthier living spaces. Our construction philosophy extends beyond mere aesthetics and practicality," a Rancon representative shared.

Mixed-use development: the future of urban living
Real estate projects are increasingly embracing mixed-use developments, which integrate commercial, residential, and recreational spaces to reduce commute times and foster self-sufficient, vibrant communities.
"Urban dwellers and businesses prefer developments that offer convenience and accessibility. Projects like M Square represent this shift towards mixed-use, multipurpose spaces. These trends highlight a market-driven approach to modern consumer expectations while aligning with global sustainability goals," said Tanvir Shahriar Rimon, CEO of Rancon FC Properties.

The rise of gated communities and community-based living
The surge in gated living across Bangladesh, particularly in Dhaka, reflects growing concerns about security, healthy living, and convenience. In densely populated cities, there is an increasing demand for safe communal spaces where residents can gather, socialize, and enjoy outdoor activities without concerns about crime or unauthorized access.
Over the past two decades, Dhaka's residential landscape has transformed, with gated communities becoming a preferred housing option. These developments address the shortcomings of traditional residential areas, which often lack essential amenities for a balanced lifestyle.
"Aligned with global trends, the enhanced safety and security offered by gated communities make them an attractive choice, particularly in urban areas where crime and unauthorized access are prevalent concerns," said Professor Adil Mohammed Khan, Executive Director of the Institute for Planning and Development (IPD).

Condominium projects often form part of gated communities, offering shared amenities, controlled access, and a secure living environment. This allows residents to enjoy the benefits of both condominium-style living—where units are individually owned—and the added security and community atmosphere of gated complexes.
Notable projects include Edison Desdemona, a 40-katha development on Japan Street, designed by Form.3 Architects, and Edison Verona, an 8-bigha gated community with 60% open space, located next to Uttara North Metro Rail Station. The latter is an upcoming flagship project developed in collaboration with renowned architect Nahas Khalil and Cube Inside.
"People are increasingly concerned about the younger generation growing up confined within four walls, spending more time on computers and smartphones instead of playing outdoors. Unfortunately, they have limited alternatives. Condominium projects, featuring clusters of buildings with shared community spaces, are emerging as a viable solution to this issue," explained Shihab Ahmed, Senior General Manager and Head of Sales & Customer Service at Shanta Holdings Limited.

Shared amenities and wellness-oriented living
Apartment communities are elevating their standards with enhanced amenities such as rooftop gardens, coworking spaces, and yoga studios, which promote a balanced lifestyle by encouraging social interactions, relaxation, and productivity.
Wellness-oriented features, including meditation corners, compact home gyms, and air-purifying plants, are becoming standard in modern apartments. Even the materials used in construction, such as non-toxic paints and eco-friendly finishes, contribute to better indoor air quality and healthier living environments.

Smart security and fire protection innovations
Developers are integrating smart security features to enhance safety. Edison Real Estate, for instance, has already implemented EV charging stations in several projects and is in the process of deploying smart security systems and gas leakage detectors.
"Today's aspirational buyers seek quality spaces, smart solutions, and premium lifestyle amenities. Our biophilic designs ensure that residents enjoy both physical and mental well-being," said Md. Aminur Rashid, Chairman & CEO of Edison Real Estate Ltd.
By introducing projects that balance luxury, practicality, and environmental responsibility, real estate developers are creating long-term value for buyers and contributing to the overall evolution of the industry.
