Chattogram, the financial capital with significant potential for the real estate business, has seen continuous innovation in housing projects, with developers focusing on customer needs and preferences. WECON has always had the vision to establish a new benchmark in the real estate industry and to make the company the first choice for every property seeker. Its strong mission is to deliver the highest quality products with the finest design in all projects—projects that are not only innovative but also environmentally sustainable, said architect Mahadi Iftekhar, Director of WECON Properties Limited.

This talented architect discussed Chattogram's housing market and WECON's vision with The Daily Star. He noted that while the real estate sector has faced challenges due to changing circumstances in the country, it is steadily recovering.

He also added that housing, being a fundamental human need, drives the global development of this industry, and Bangladesh is experiencing similar progress. The market is now focusing on compliance and sustainability, with developers incorporating green building practices to address climate change.

WECON Properties Limited, established in 2019, is currently working on 20 commercial and residential projects. Five of these have already been successfully handed over to satisfied customers. Since its second year, WECON has established a solid reputation in Chattogram's real estate market. There was a high demand in Chattogram for international-standard buildings before 2019, and the company focused on extensive R&D to fulfill this gap, with the help of an international-standard project management team, 30+ top architects, and 50+ engineers. The service was mostly possible due to collaborations with the P2P construction team, which incorporates automation and advanced technology, as well as construction material partners like GPH Ispat and Crown Cement for superior quality. This enabled WECON to deliver fast construction and achieve self-sufficiency in many areas.

Architect Mahadi Iftekhar highlighted that even during the pandemic, customers continued to invest in housing projects. The primary clients in Chattogram's real estate sector include doctors, followed by expatriates and businesspeople seeking a peaceful lifestyle. He noted that financially well-off individuals are driving the market, as buying a house today often requires bank financing rather than relying on savings alone.

He also observed a shift in consumer preferences; while smaller flats were popular in the past, there is now a growing demand for larger apartments with four bedrooms. WECON has introduced new concepts called "No Hidden Square Feet" and "On-time Delivery," ensuring customers get exactly what they want within the required time. Modern amenities such as security systems, energy-efficient features, and rainwater harvesting are also becoming increasingly important to buyers. Moreover, modern designs are being preferred by customers with niche expectations.

Finally, he concluded by stating that with the adoption of a long-term government plan and policy for real estate development, the sector could become one of the most promising industries in the country.
